He holds a Real Estate Broker's License not just a Real Estate Sales License.
A Broker's license requires approximately four times the education required
for a Sales License. The Broker's State Exam is more comparable to passing
the State Bar Exam to be an attorney than that of a Sales License. All sales
licensees must be employed by a Broker and have all negotiations and advertising
reviewed by a Broker. So in other words, he is required to know a great
deal more about the industry than that of a sales person and is held to
a higher standard in professional practice and ethics.
Shaun Alston is also a member of the Masters Club which means he is in the
top 10% in Real Estate Sales in the state of California. This means to you
that he does far more volume than most agents, so he is much more in touch
with the latest market trends and is often brought aware of new properties
becoming available to the market before other agents and the general public.
He is also sought out by repossession entities such as HUD, VA and Banks
to always be current of their repossession inventories. Shaun sells more
HUD Repo's than any other agent because he is determined to make the best
values available to his clients. He prefers that his clients be Pre-Approved
prior to searching for homes because the repossession entities will not
accept offers unless they are accompanied by a Pre-Approval letter. Also
on the other hand if you so choose to put in an offer on a home other than
a repossession home, the Listing Agent you are sending your offer to 90%
of the time will ask for the Pre-Approval letter to accompany the offer
you are sending. This is just one of many strong negotiating tactics Shaun
displays when representing you.
In Shaun's previous career he was a General Contractor. We won Contractor
Of The Year (COTI) three times from the National Association of Remodelers(NARI).
With Shaun's previous career as a General Contractor it comes with ease
when viewing a property to point out any deficiencies that may be used when
negotiating the offer price on your future home. The strongest attributes
Shaun holds would be using his knowledge, education and experience to negotiate
the very best deal on a home, and get it, for the lowest possible sales
price.
