BUYING AND SELLING CONCURRENTLY
Buying and selling concurrently for novice realtors and consumers can be treacherous uncharted waters with potentially critical consequences. Finding the right real estate professional to help you navigate your sale and purchase smoothly and successfully can be tricky.
You’ve probably heard nightmare stories, sellers ending up homeless and having no place to go while the new buyers’ moving van sits in the driveway. The mad rush for the seller to buy anything because they accepted an offer before they found a replacement property. In a “sellers market,” it’s difficult to win bidding wars on new listings, even with an all-cash, overfull price bid. The scenarios are endless, and many don’t end well. What you need is a seasoned professional that knows how to navigate the treacherous market of buying and selling concurrently.
GETTING READY TO MAKE YOUR MOVE
The plan is to sell your home for top dollar, and finding your new replacement home for a reasonable price is easier said than done. Many families are not independently wealthy and actually need access to the equity of their existing home to purchase a new home. The best way to get the access to your equity is to actually close your escrow.
But, if you close the escrow, where do you live while waiting for the new escrow to close on your replacement property? This is only the beginning of the varied twists and turns of many difficult and delicate maneuvers.
When selecting your realtor, look for realtors with a high level of experience, expertise and strong contacts in the real estate and lending community. As a top producing realtor not only as a “buyer’s agent” but also as a “seller’s agent,” Shaun Alston can offer you advice and strategies he’s used to stay at the top of the real estate industry. Many agents boast about being “buyers agents” or a “listing agents” exclusively. The rare breed, the agent that’s ambidextrous and can do both, buyer and seller’s agent successfully…that’s your navigator.
THE SECRET STRATEGY
We could illuminate for hours all the variables, all the pros and cons and all the possible pitfalls. But, there’s one secret strategy Shaun has used successfully to keep himself on top as the region’s best agent.
Okay, this it!
In your counter-offer response on the sale of your existing property, add one simple clause:
This transaction is contingent on the seller finding a suitable replacement property.
With this clause, you negotiate an invaluable commodity: time. You’ll get time to search, time to move, time to breathe and you’ll truly enjoy the experience.

Brett from Eagle Realty send me the link to the Good Life Show on which Shaun Alton was interviewed. I was so impressed by Shaun’s background and work ethic. His personal integrity is obvious from listening to him speak about his real estate company. I regret that I did not know of him before I engaged the realtor with whom I am working. I agreed wholeheartedly with Shaun’s answer when he was asked by the interviewed what is the most important trait for a realtor. Shaun’s answer was, “Answer your phone.” That is so important. My realtor has not been readily available when I have called or emailed him. We are going to have to have a talk about that. If he continues to be unavailable I will sever our relationship. Glad to know Shaun and his team are out there. What great support the offer a seller—construction, staging, and doing all the paper work for a sale or a purchase.
